During his experience he became a Licensed Master Electrician (NY), Certified Electrical Inspector (NY), Certified Building inspector using the Title 9, BOCA and IBC codes, Certified as a CMR (mold remediation (FL)), HQS (Housing Quality Standards) Inspector and is a Certified Housing Inspector with over 30,000 unit inspections in three states using the UPCS standard. Mr. Morosco has also attended seminars with regards to lead base paint (sponsored by the U.S. Department of Housing and Urban Development, and How to Conduct a Fire Investigation held at the University of Wisconsin. Mr. Morosco has over 12 years in the property management field. Mr Morosco is a certified Community Association Manager (FL). Mr. Morosco currently manages several multi million dollar strip plaza’s from Georgia to Alabama. Mr Morosco Manages and directs all aspects of the properties including marketing, lease-renewals, hiring for renovations and repairs and maintenance activities including planned and preventive maintenance, fire protection, etc. Mr Morosco has also had experience in managing several several apartment buildings in Central New York totaling over 110 units. Mr Morosco Managed and directed all aspects of the properties including marketing, lease-up, rent collection, budgeting, evictions, Section 8 lease-ups. Worked Diligently with organizations like Catholic Charities, Rescue Missions, UCP and Dual Recovery. These were usually done through Rental Vouchers.
